Asheville REALTORS®: 5 Tips for Home Selling Success

The time has come to begin preparing for your next move in life and while this sometimes can be an overwhelming process, successfully selling your Asheville, North Carolina home can also be exciting and fun!

If you’re already looking forward to what awaits you at your new home, it may be difficult to focus on selling your current one first. That’s why we’ve compiled our top five tips for successfully selling your home. These tips are simple and can be done without having to hire pricey stagers or landscapers. Take a look!

1) Curb Appeal is King

You’ve heard it over and over again, but it still reigns true, curb appeal is one of the most important things you can enhance when preparing to sell your home. First impressions are important in relationships and they are even more important when a potential buyer pulls up to see your Asheville home for the first time. Start with the entry way and work your way outward. Refresh the paint on your front door, replace old rusty house numbers with fresh and shiny new ones, and make sure all your outdoor décor items are refreshed and clean.

Be sure to have your lawn mowed and bushes trimmed prior to showing your home. Refreshing the mulch in your flower beds can also make a huge difference in the eyes of a potential buyer. If you really want to impress them, plant new and vibrant flowers and add lively flower pots lining the entryway. Adding color to your yard will help to make it more inviting and memorable!

2) Channel Your Inner Neat-Freak

Removing clutter from your North Carolina home is a great way to show off your home’s potential. When personal items, knick-knacks, and extra appliances or tools cover your surfaces, buyers will have a harder time imagining themselves in your home. Pay particular attention to spaces that commonly collect the most clutter, including: kitchen and bathroom counters, laundry room shelves, tabletops, fireplace mantels, and book shelves. By only displaying minimal items, you will reopen and refresh your space, allowing for more possibilities in the eyes of a potential buyer.

Your closets are another area that, if properly tidy, can make a world of difference to home buyers. If they see that your closet is crowded and unorganized, their minds will think “there isn’t enough storage”. However, if you only keep the minimal amount of items and organize them in a pleasing way, you will show buyers how much space there is for their own stuff, rather than how much stuff is in the space.

3) Refresh Interior Walls

Dark colors or faded/chipped wall paint can shrink and date your space. Refresh your interior walls with bright neutral colors to bring light in. This can change the whole feel of your home. It is important to choose neutral colors when selling because you want your buyer to be able to see it as their future home. You don’t want buyers to be distracted by the bright green walls that don’t quite fit their personal style. This is also one of the most simple and affordable ways to engage in a little home improvement as you prepare for sale.

4) Set the Stage

Staging your home is important in order to allow potential buyers to see themselves living there. Simple additions can make your home appear lived in and welcoming without taking away from the possibilities of a new home. A simple way to do this is setting out fresh flower bouquets or a bowl of fresh fruit in the kitchen.  Setting the table neatly is another great way to help potential buyers envision life in your home. Nothing says family time like a ready-to-go dinner table setting!

Remember that staging your home doesn’t mean it has to look like a museum. When you rid your home of clutter and only leave your best items on display, buyers will have room to imagine their own items and family in the home.
